Are For Sale signs permitted? 

No signs are permitted anywhere on the property or within a residential unit without prior written consent of the Board.  

 

Are realtor lock boxes permitted? 

N/A 

 

Are there any pet restrictions? 

Household pets are permitted, I.e. a caged bird, aquarium fish, a max of two domestic cats or one domestic dog. Restrictions on dog breeds are outlined in the Declaration. 

 

Are there any occupancy restrictions? 

N/A 

 

Are there any leasing restrictions? 

No short-term leases of any kind are permitted. The minimum lease term for any unit is 12 months.  

 

What are the parking rules for residents? 

Residents must use their assigned spaces/driveway. No additional rental spaces are available through the condo corporation.  

 

What are the parking rules for visitors? 

Visitors must use the designated visitor parking spaces. Residents are not to use visitor parking spaces at any times for any reason.  

 

Are there restrictions regarding changes to the common elements? 

All proposed changes to the common elements or exterior of units must be approved by the Board of directors prior to any work beginning.  

 

Is there sub-metering of utilities? 

N/A 

 

Are there any unusual maintenance items? 

Owners of any townhome unit, village home unit, or rear-lane village home unit are responsible for maintaining and repairing the entire structure of their unit. Owners of a stacked unit are responsible for the interior of the unit, and any system that services only their unit.  

 

Are there any bulk utilities included in the common expenses? 

N/A 

 

Is there private waste pickup? 

Any unit with a garage is collected by the City of Kitchener. These residents are not allowed to use the on-site moloks at any time. Units with no garage (stacked units) must use the on-site molok bins, which are collected privately.  

 

Are there any amenities? 

N/A 

 

Are there any smoking or cannabis restrictions? 

No restrictions, unless smoking becomes a nuisance to another resident.
